The Job

Set in California’s Oakland Hills, the contractor is tasked with building a 2-story home above a walk-out basement.

  • Space is extremely limited by a steep hillside and 5’ setbacks bordering the construction.
  • Access to the site is via a main road with a grade of more than 20 degrees, followed by a one-way street with cars regularly parking partially on the sidewalk to allow driving space. (Good luck getting a large truck through.)

Our Plan

The project was split into phases, with Premier’s pre-fabricated structural insulated panels (SIPs) arriving just in time for construction.

  • The first truck brought the front basement walls, enabling the contractor to finish the first floor above the basement.
  • Two weeks later, the second truck delivered the first story walls.
  • Before the third truck came with the second story walls, the contractor had time to frame the floor and begin plumbing work.
  • A fourth and final truck delivered the roof panels once the walls were in place.

The GBL Difference

By coordinating with the contractor and SIP manufacturer, GBL was able to facilitate the right materials to arrive at the right times to accommodate the lack of construction access and staging area. GBL also worked with the shipping department so that the driver was prepared to handle the access challenges, enabling smooth project execution.
